Summer Slowdown in Real Estate

Just three new listings placed on the market in Belmont Shore/Naples

Listings experienced a summer slowdown in the Belmont Shore/Naples area this past week with just three new homes entering the market:

162 Covina Avenue - $1,059,000 - Rebuilt in 2007, this four

bedroom, three and a half bath Belmont Shore home has more than 2700 sq. ft. The kitchen features stainless appliances and granite counters and the mater retreat has a fireplace, travertine bath and walk-in closet. The third floor bonus room is adjacent to a rooftop view deck.

5579 E. Vesuvian Walk - $1,249,000 - Located in Naples, this three bedroom, three and a half bath home was built in 2005. It has 2,348 sq. ft. and features wide planked, distressed hardwood floors, three fireplaces, a speaker system, and central air conditioning and heating.

61 60th Place - $1,295,000 - Just two doors from the sand on the Peninsula, this home has two bedrooms and one and three quarter bathrooms in 1,683 square feet. There is a view of Alamitos Bay, an attached three car garage and a private patio off the kitchen with a fountain and barbecue.

Currently, there are 97 single family homes on the market in the Belmont Shore/Naples Area with an average list price of $1,545,159. Since the beginning of the year, 58 homes have sold in the area, with an average sales price of $888,530 and average time on the market of 106 days.

There are also 34 condos on the market in the Belmont Shore/Naples area, with an average list price of $492, 541. Since the beginning of the year, 44 condos have sold in the area. The average sales price was $396,928 and average time on the market was 100 days.
