Naples home and two condos are among area's offerings

Just three new listings came on the market this past week in the Belmont Shore/Naples area – one house and two condos. 

5472 E. The Toledo - $6,750,000 – Situated on the water on Naples Island, this three-level home has two boat docks. Built in 1967, it was extensively remodeled in 2008 and features a large, updated kitchen, a wine celler, a custom glass elevator and sweeping circular staircase. It has five bedrooms and five bathrooms in 4,823 square feet, according to county records. 

7207 Marina Pacifica Drive #12 - $236,000 – This is a one-bedroom, one bathroom condo with a pull-out bed in the living room. It has a bay view from the balcony and wood floors in the step-down living room.

3939 E. Allin Street #315 - $418,000 – Situated on the top floor, this two bedroom condo is convenient to the Belmont Pool and pier. The building’s amenities include a spa, two sauntas, a sundeck, and more.

During the first six months of 2012, 113 houses sold in the Belmont Shore/Naples area, with an average sales price of $547,600, according to the Multiple Listing Service (MLS). By comparison, 96 properties sold during the same time period last year, and the average sales price then was $487,549.

Economists seem to believe that we may have reached the bottom of the real estate market and are beginning to experience the recovery and these numbers would seem to support that. Inventory is very low right now in most areas of Long Beach and demand, fueled by low interest rates, is quite high. Currently, there are 44 single family homes listed in the MLS in the Belmont Shore/Naples area, meaning there is a supply of about 2.5 months worth.
