A Quarter-Million-Dollar Garage

The cost of parking on the Peninsula? Plus the week's report on new listings.

Parking must be even more challenging on the Long Beach Peninsula than we realized. It is also featured on AOL Real Estate. This residential, stand-alone garage plus six single family homes and three condos hit the market this past week, bringing the total inventory of homes in the Belmont Shore-Naples area to 36 condos and 98 houses. 

Here are the new listings this week:

20 59th Pl 0 - $269,900 – What's the value of parking on the Long Beach Peninsula? This is the current asking price for a stand-alone garage. No, there's no living space and you can't add a second story.

173 Pomona Ave - $599,000 – This two bedroom, one bath Spanish-style home is located in Belmont Shore and close to 2nd Street and Alamitos Bay. The home features reconditioned hardwood floors and an upgraded bathroom.

147 Nieto Ave - $1,099,000 – Situated in the heart of Belmont Shore, this remodeled, traditional Cape Cod home features four bedrooms and five baths, a spacious kitchen with granite counters, newer maple hardwood floors, French doors, plantation shutters throughout and newer carpet. This home is 2554 square feet.

6232 Malaga Ct - $1,099,000 – This four bedroom, four bathroom home is the largest model in Bay Harbour and sits on a corner lot with 3,124 square feet. The large master bedroom features a sitting area and a fireplace.

6027 Spinnaker Bay Dr - $1,195,000 – Located in the Regatta section of Spinnaker Bay, this three bedroom, four bathroom home has an open floor plan and features a remodeled kitchen, a master retreat and peek-a-boo views of Marine Stadium from the upstairs guest bedrooms.

63 64th Pl - $1,350,000 – This Peninsula home offers more than 2600 square feet with high-end features throughout. This home has large rooms, 12 ft ceilings and a large master bedroom with bay view and attached bathroom. This home also offers an oversized two car garage with tons of storage.

5914 E Appian Way- $1,379,000 – This Naples home sits on a 4500 square foot lot with three bedrooms and two bathrooms. The home offers an updated kitchen, living room with fireplace, wide planked hardwood floors, formal dining room and master retreat with balcony and a private back yard.

7102 Marina Pacifica Dr - $230,000 – This Marina Pacifica condo features a bright kitchen, dining area with breakfast bar, gas fireplace and plantation shutters. This is an end unit and offers two parking spaces.

7232 S Marina Pacific Dr Key 8 - $295,000 – Located on the second floor, this one bedroom, one bath, Marina Pacifica condo, has a remodeled kitchen, upgraded bathroom, wood flooring and one subterranean parking space.

9216 marina Pacifica Dr - $389,000 – This remodeled, two bedroom, 2 bathroom condo, located in Marina Pacifica has over 1300 square feet. This condo offers a great floor plan, a private entrance and a huge balcony. Two subterranean parking spaces are included.

Since the beginning of the year, 64 homes have sold in the Belmont Shore/Naples area. The average sales price was $899,840 and average time on the market was 104 days. During the same time period, 45 condos sold with an average sales price of $396,107 and average 100 days on the market.
